What is a pre-purchase Building Inspection?
A visual inspection of all accessible areas of the building, it will inform you about major structural defects and smaller maintenances issues that can have an effect on the structure over time.
Is MBI Milič Building Inspection licensed?
Yes MBI is fully licensed with the Building Services Authority Lic No: 31792 Pool Safety Inspectors Lic No: 100673 and is fully insured.

Why should I have a building report regardless age of the property?
MBI has found over the years that defects significant or maintenance issues are present in most buildings inspected whether old or new after years in the building industry I have gained valuable practical knowledge over many years that I use to identify even difficult hidden defects.
Why do I need to sign a Building Inspection agreement?
In December 2007 a new Standard for residential Building Inspection was published AS 4349.1-2007. Part of the requirements of this standard is that an inspection agreement between the client and the inspector be entered into prior to the inspection taking place. The purpose of this agreement is to clarify to you the client the scope, inclusions and limitations of the inspection and inform you of our qualifications, experience and the cost of your inspection. This inspection agreement lets you know what we do and don’t inspect and what our reports will include, so that you know what to expect from our reports.
How do I sign the Agreement?
Once we have received instructions to complete an inspection on your behalf, we will email, fax or mail you your copy of our Inspection Agreement. You will need to thoroughly read the Agreement then sign the back page of the document and fax, scan and email or post it back to our office as soon as possible. We are required to have your signed copy prior to undertaking your inspection.
Can I be present during the inspection?
Yes, MBI encourage you to be present for your inspection if this fits your schedule, this enables you to observe the inspection process, to have any questions answered first hand or voice any concerns you may have so that the inspector may address them.
Do I need a pool certification?
You will be required to gain Pool Safety Certificate within 90 days of signing the purchase contract; it would be more cost effective to have the Pool Certification done at the same time as the Building Inspection.
Why can’t I just inspect the house myself?
If you possess the expertise and knowledge necessary to examine all of the complex systems that make up a house, then there is no technical reason why you cannot do it yourself. Most of us, however, do not have this expertise. That is where we MBI Milič Building Inspections come in. I will provide the expertise you need to help you make an informed decision. And even if you do have the expertise to do the job yourself, it’s still not a bad idea to have an independent third party perform a completely objective and unbiased examination of the property, and we would welcome your participation in the process.
How long does a Building inspection take?
It depends on the size and style of the property generally the inspection process can take anywhere from one to two hours.
Should new houses be inspected to?
Absolutely! New houses have the potential to carry with them their own unique variety of problems ranging from work that was accidentally omitted during construction, to defective factory components.
Do you inspect the roof space?
Yes MBI inspects the whole roof space as long as there is a minimum clearance of 600x600 millimetres.
Does a building inspection come with a warranty or a guarantee?
No. An inspection is a written professional opinion of the condition of the property at the time of the inspection and the inspection itself is limited to what is visibly accessible at the time.
Can call to clarify something after receiving my report?
Definitely it’s important before the finalising of a contract that you fully know the condition of the property.
Are you available on weekends?
Yes I am available and there is no additional charge for weekends.
Do you do termite inspections?
While MBI looks for evidence of termites and other timber problems such as rot, cracking and splitting we have to stress that ours is not an official termite inspection. However I use qualified and fully licensed pest inspector. I can arrange for a pest inspection to be carried out at the same time as the building inspection. Please Note: that most insurers won't cover a termite inspection unless the inspector is a fully qualified pest controller.
Who is responsible for contacting the real estate agent to arrange a time?
MBI will organise with the real estate agent and if required a pest inspector to arrange access time suitable to all parties.
New regulations are in place for swimming pools and we strongly recommend that you have your pool inspected by a professional pool inspector.
The most cost effective and best way to get your pool to comply is book a pool inspection at the same time as your Pre-purchase Building Inspection that way avoiding being charged extra to inspect separately, any prospective buyers will defiantly appreciate that the property they are purchasing is has a compliance certificate, a Non complying pool must leave an impression to the buyer what else might be wrong with the property?, please phone MBI to book your Building & Pool Inspection certification.
